Management services


Full Management

  1. Providing a free rental valuation of the property, and offering advice as required.
  2. Advertising as necessary, vetting tenants, arranging/carrying out viewings, credit checking and obtaining references, negotiating on the Landlord's behalf.
  3. Preparing a suitable tenancy agreement in accordance with current legislation.
  4. Arranging the transfer of utility services and council tax.
  5. Collecting rental payments and registering a deposit with the DPS in accordance with current law.
  6. Preparing and forwarding financial statements on a monthly basis.
  7. Monitoring and ensuring compliance with the Gas Safety (Installation and Use) Regulations 1998 with regard to the inspection, maintenance, and keeping of records in respect of gas appliances in tenanted premises and providing quotes when applicable.
  8. Inspecting the property periodically to ensure compliance with the terms of the tenancy agreement at no additional cost.
  9. Arranging any repairs, maintenance or replacements to the property or contents, notifying The Owner or their nominated representative of any works exceeding £150.00 or an amount agreed with the landlord.
  10. Taking appropriate initial action in the event of rent arrears or any other breach of agreement; in an effort to remedy the situation. Where such arrears or breach persists, advising the Landlord on the appropriate course of action, in accordance with current law.
  11. Liaising with the tenant on a routine basis, arranging renewals of the agreement or check-outs.
  12. Re-advertising and re-letting to new tenants, as appropriate and with a discounted letting fee.

Let Only

  1. Providing a free rental valuation of the property and offering advice as required.
  2. Advertising as necessary, vetting tenants, arranging/carrying out viewings, credit checking and obtaining references, negotiating on the Landlord's behalf.
  3. Collecting the first rental payment and transferring to the Landlord (minus our fee)
  4. Registering a deposit, with the DPS, in accordance with current law and transferring to the Landlord's DPS account.
  5. Drawing up a standard Assured Shorthold Tenancy Agreement and arranging signature(s) by the tenant.
  6. Arranging the transfer of utility services and council tax.
